Licensing
Grand Canal Capital Partners Limited is licensed by the Property Services Regulatory Authority (PSRA) under the Property Services (Regulation) Act 2011 to provide property services in Ireland. The firm's licence number is 004745. The licence is displayed at our office and may be verified on the PSRA's public register at www.psr.ie.

Where we act as a property services provider (not as agent in a sale or letting), a letter of engagement in the form required by the Act is agreed with the client before the property service begins. Property particulars we publish are prepared with care but are for guidance only; they do not form part of any contract, and intending purchasers and tenants must satisfy themselves by inspection or otherwise as to their accuracy.
Anti-money laundering: what we will ask of you
As a property services provider the firm is a designated person under the Criminal Justice (Money Laundering and Terrorist Financing) Acts 2010 to 2021. The law requires us to identify and verify every client, and every purchaser, vendor, landlord and tenant with whom we deal in a transaction, before a contract is entered into, and in some cases before any material step is taken. This applies to individuals, companies, partnerships, trusts and funds alike, and it applies whether or not we have dealt with you before.
In practice this means we will ask for:
- For an individual: a current passport or driving licence, and a proof of address dated within the last six months.
- For a company or other entity: its registration details, its constitutional documents, the identity of its directors and of every beneficial owner holding more than 25 per cent, and evidence of the authority of the person instructing us.
- For any purchaser or tenant: information on the source of the funds being used and, where required, evidence supporting it.
- Where the client or counterparty is a politically exposed person, or is connected to a high-risk jurisdiction, additional information as the law requires.
We cannot make exceptions to these requirements, and we cannot proceed with a transaction until they have been met. The information is held securely, used only for this purpose and for our related record-keeping obligations, and retained for the period the law requires, as described in our privacy notice. Where the law requires us to report a matter to the Financial Intelligence Unit or the Revenue Commissioners we will do so, and we are prohibited from telling the person concerned.
Policies and training
The firm maintains written anti-money laundering policies and procedures, including a business risk assessment, customer due diligence procedures, record-keeping and reporting procedures, and the appointment of a member of senior management with responsibility for compliance. All partners and staff who deal with clients receive anti-money laundering training on joining and at least annually thereafter. Our policies are available for inspection by the Property Services Regulatory Authority as the competent authority for the sector.
Client money
Where the firm holds money on behalf of a client in the course of a property service, it is held in a designated client account in accordance with the Property Services (Regulation) Act 2011 (Client Moneys) Regulations 2012, and is subject to the accounting and audit requirements of those Regulations.
Professional indemnity insurance
The firm holds professional indemnity insurance at or above the minimum level required by the Property Services Regulatory Authority. Details of the insurer and the level of cover are available on request.
Complaints
If you are dissatisfied with any aspect of our service, please write in the first instance to the Directors at 2nd Floor, 10 Duke Street, Dublin 2, D02 AD78, or to [email protected]. We will acknowledge your complaint within five working days and respond substantively within twenty working days. If you remain dissatisfied you may complain to the Property Services Regulatory Authority, Abbey Buildings, Abbey Road, Navan, Co. Meath, C15 K7PY, which has statutory power to investigate complaints against licensees.
Professional bodies
The partners are members of the Society of Chartered Surveyors Ireland, the Royal Institution of Chartered Surveyors and the Irish Property and Facility Management Association as indicated under The partners, and are bound by the rules of conduct of those bodies.
